What is a Wood Destroying Insect Report (WDIR)

A W.D.I.R, which is many times referred to as a Termite Certificate, is an inspection performed by a licensed pest professional for any indication of wood destroying insects that may have caused damages or affected the integrity of the structure. Wood destroying insects also include powder post beetles, wood boring insects and carpenter ants.

Do I Need a WDIR?

The information obtained in the WDIR is a formal and legal means to petition the seller concerning treatments or repairs needed before the property is purchased. Many financial institutions require a W.D.I.R as part of the financing process. Without a W.D.I.R by a licensed Pest control professional, any future damages, treatment or repairs needed due to wood destroying insects, will be the sole responsibility of the buyer.

Inspection Details

The WDIR is a visual inspection that will look for evidence of past or present wood destroying activity. All easily accessible areas will be inspected paying particular attention to susceptible areas and structural points of the property. All permanently attached structures are inspected including porches and/or decks. Inaccessible areas and detached buildings or structures are not included or may incur additional fees. Pull down stair attic access only will be evaluated. Please note that a WDIR will never act as a warranty or guarantee of the absence of these insects.

  • Recommend that homes with previous wood destroying insects be inspected annually to ensure the home remains insect free. If no previous issues have been found, we recommend reinspection every 1-3 years.
  • Remove and/or store all wood and debris away from the home’s foundation
  • Ensure that all attic spaces, crawlspaces and basements have adequate ventilation and remain dry. When necessary, a dehumidifier in the crawlspace or an attic fan, may be needed.
  • Ensure proper drainage of water away from your house be checking all gutters and downspouts for proper function.
  • Ensure the grading around your home runs away from your foundation. Routinely view the foundation of the home for any signs of termite activity or mud tubes.
  • Remove any and all vegetation, mulch, trees that are located near the foundation of the home.
  • Make all necessary repairs to water leaks in the crawlspace and interior. Ensure exterior hose bibs are not leaking and there is no standing water near the foundation of the home.
  • Before finalizing the purchase of a new home, homebuyers are encouraged to obtain a wood-destroying insect report (WDIR), separate from a standard home inspection, which assesses only the condition of the home’s physical structure. A WDI inspection typically lasts for about an hour, during which time a termite management specialist will probe the home from the attic to the basement for indications of wood destroying insect activity.
